The Gateway at Mountain Village Ontario, CA
Challenge
The property was a vacant ten acre parcel of land situated along the Interstate 10 freeway at Mountain Avenue that was owned by the City of Ontario. The City of Ontario wanted a boutique village design with a mix use of commercial and office development. The property was in the heart of the City’s redevelopment zone and the last remaining parcel to be developed in their fifteen year master planned redevelopment area. Some of the other main challenges and requirements that the City required was that the development have a five thousand square foot family sit down restaurant and incorporation of a state of the art underground storm purification system.

Strategy
Baycrest came up with a design that encompassed a “village” atmosphere while incorporating an office component to the overall design concept. Baycrest also embraced an existing park that was situated on the hard corner and designed two retail buildings to invite the community thru the park into the new shopping center. We were also cognoscente that we needed a special name and identity for the project since it boarded the city limits and sensitive to the community. We had the City authorities tour several of our shopping centers and contacted many of our tenants and called on our references at that point they were completely satisfied and give us the building permits and we closed escrow and commenced with construction. Therefore, after many thoughts and ideas we created the name “The Gateway at Mountain Village” we then presented our vision to the City with our unique overall design featuring numerous cantilevers, building rotundas and color schemes the City Re-development Agency along with the City council eagerly embraced the ideas and awarded Baycrest the development.

Results
Completed on schedule and with much fanfare, the “Gateway” opened for business and was acclaimed throughout the region for its uniqueness quality construction and overall design. We incorporated brick pavers at all street entrances and extended the design throughout the overall development including the brick pavers on all sidewalks and circular plaza entrances inside the “village”. We were awarded several regional design awards along with receiving numerous city accolades and favorable media and community compliments. The City received a very special, uniquely designed village concept. A new community shopping center was born that created new tax revenue for the local economy and new employment base for the surrounding neighborhoods and a beautiful gateway entrance to welcome all visitors to the City of Ontario.
